For the past ten years or so, I’ve been buying houses around town and fixing them up to resell them.
It’s fun because it’s something I can do with my husband, and it’s also like a treasure hunt.
We find run down, cruddy old houses and then we turn them into something great. It’s like we look for diamonds in the rough out there and then we fix them up and make a tidy profit. The one thing that we tend to have issues with when we’re trying to flip a house is the HVAC system that’s already installed. Usually the heating and cooling systems that we find in these houses are not exactly top of the line! I can only think of one instance when we came across a nice state of the art, high efficiency furnace and air conditioning system in one of our houses. All of the others were kind of old and run down. We always try to do an assessment of the HVAC system when we first buy the house to try and figure out how much money we are going to have to spend to get the heating and cooling system up to speed. The last house that we flipped ended up needing a brand new central air conditioning unit installed, plus we had to get the air vents cleaned out. We couldn’t do any of that work ourselves, either. So we had to spend a lot of our flipping budget on hiring an HVAC technician. Then we decided not to do any of the major renovations we had thought about doing. Even without those changes, the house sold quickly because of the great new HVAC system.
