For the past many years or so, I’ve been buying residences around town and fixing them up to resell them.
It’s seriously fun because it’s something I can do with my partner.
It’s also basically like a treasure hunt. The two of us find run down, cruddy seasoned residences and then I turn them into something amazing. It’s sort of like we go looking for diamonds in the rough out there and then I fix them up and make a decent profit! The one thing that the group of us tend to have complications with when we’re trying to flip a residence is the Heating and A/C machine that’s already installed. Usually the heating and cooling machines that the two of us find in these residences are not exactly top of the line! I can only really think of one instance when the two of us came across a nice state of the art, high efficiency furnace and air conditioning machine in one of our houses. All of the others were pretty much seasoned and run down. Every one of us constantly try to do an assessment of the Heating and A/C machine when the two of us first buy the residence to try and figure out how much money the two of us are going to have to spend to get the heating and cooling machine up to speed. The last residence that the two of us flipped ended up needing a brand new central air conditioning machine installed, plus the two of us had to get the HVAC vents cleaned out. We actually couldn’t do any of that work ourselves, either, so the two of us had to spend a lot of our flipping budget on hiring a Heating and A/C machine professional. Then the two of us made the decision not to do any of the major renovations the two of us had thought about getting taken care of. Even separate from those changes, the residence sold abruptly because of the fantastic current Heating and A/C machine.
